How much home loan can I get on a ₹1 lakh salary?

With ₹1 lakh a month take-home pay, no other EMIs and a 50% FOIR, you can service an EMI of about ₹50,000. At 8.5% over 20 years that supports a loan of roughly ₹57.6 lakh. With ₹20 lakh saved for the down payment, your property budget is about ₹77.6 lakh.

What is FOIR?

FOIR, the fixed obligation to income ratio, is the share of your monthly take-home pay a lender allows for all EMIs combined, including car and personal loans. Most lenders set it between 40% and 65%.

How much down payment do I need for a home loan?

RBI rules cap home loans at 90% of the property value for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above that, so you need 10% to 25% of the price as a down payment, plus stamp duty and registration.
