Stamp duty in Ahmedabad and the rest of Gujarat is 4.9% of the property value: a 3.5% basic duty plus a 1.4% surcharge. It is charged on the higher of the agreement value and the government jantri value.
The registration fee is 1% of the property value. It is waived when a woman buys the property in her sole name; joint purchases with a man pay the full fee.
GST applies only to under-construction homes bought from a developer: 5% of the agreement value, or 1% for affordable housing (up to ₹45 lakh and 90 sq m carpet area). Ready homes with an occupancy certificate and resale homes carry no GST.
Stamp duty at 4.9% is ₹3,67,500 and the 1% registration fee is ₹75,000, a total of ₹4,42,500. If the flat is under construction, add 5% GST of ₹3,75,000. These are indicative; verify with the sub-registrar.
