Resale homes are the fastest way into a finished, lived-in neighbourhood. You see the actual flat, the actual view and the actual neighbours, and you can often move in within weeks. The trade-off is that the paperwork has a history, and every link in that history has to hold.
This is the checklist our advisors run on every resale unit listed on Mera Pata. Use it whether you buy through us or not.
1. The chain of title
- The current registered sale deed in the seller’s name.
- Every earlier sale deed back to the original allotment from the developer, so ownership never skips a step.
- If the seller inherited the flat: the will or succession documents, and consent from every legal heir.
2. Building approvals
- Approved building plans from the local authority (AMC or AUDA, depending on the area).
- BU permission (building use permission) for the tower. Without it, the building was not cleared for occupation.
- The RERA registration number, if the project was registered.
3. Society and dues
- A no-objection certificate from the housing society for the transfer.
- The share certificate, if the society issues one.
- Paid-up receipts for maintenance, property tax and electricity, so no arrears pass to you.
4. Loans and encumbrances
If the seller still has a home loan, the bank holds the original documents. Ask for the loan statement and agree in writing how the outstanding amount will be closed from your payment before the sale deed is signed. An encumbrance search at the sub-registrar’s office confirms there is nothing else registered against the flat.
What to budget beyond the price
Stamp duty and registration are paid by the buyer and are calculated on the higher of the agreed price and the government jantri value. Add society transfer charges, legal fees and any refurbishment you plan.
