Start with what has actually sold
Asking prices on portals tell you what sellers hope for. Registered transactions in your society and the ones around it tell you what buyers paid. Ask your society office or a local advisor about recent sales, and adjust for floor, facing and condition.
Adjust honestly
- Higher floors, open views and corner units usually command a premium.
- Original fittings after eight to ten years usually mean a discount, because the buyer will budget for a refresh.
- Parking, storage and a clean society record add real value. Mention them.
Get the paperwork ready first
A serious buyer will ask for the sale deed, the BU permission, the society NOC and your loan statement early. Having them ready shortens negotiations and signals that you are a serious seller.
